The Malibu neighborhood of Big Rock is located at the eastern end of Malibu about 1.5 miles from Topanga Canyon. High above PCH, on a flat mesa, the Big Rock area residents enjoy spectacular views of Santa Monica Bay, the city lights at night, and the Palos Verdes Peninsula. Most of the homes here were all developed in a tract type development very similar to Malibu Country Estates, but a little further up Big Rock Drive one can find a bit of old Malibu with small 50’s style ranch homes on 1-3 acre parcels. These homes have a very similar feel to the ones located on the slopes of Big Sur near Nepenthe.

There is an abundant amount of mature trees, native shrubs, and wildlife in this part of the Santa Monica mountain range and it is not uncommon to see deer roaming the neighborhood’s lush gardens. Many choose to live here due to its proximity to Santa Monica, making a commute too short to even finish a to-go cup of hot coffee.

Most homes are fairly similar in design, but there are some fine examples of late 60s posts and beams that usually start a bidding war when they hit the market. Prices of Big Rock homes for sale hover right around $2m and move upwards depending on the amount of ocean view.

Something to be aware of are the geological issues that affect the area. Geologists have found that the entire area sits on an ancient landslide that was reactivated from heavy rains in 1983. The issue is addressed in a special real estate disclosure document. Most buyers since then have consulted a geologist prior to making a purchase and often gain enough comfort to move on with the purchase of the home. The City of Malibu currently operates 22 dewatering wells and 34 hydrangeas on behalf of the homeowners as part of an assessment district.
